Curb appeal is usually judged at two in the afternoon
People spend serious effort on the exterior: paint, shutters, a new door, beds, mulch, a walkway. All of it is designed for daylight. Then the sun goes down and the whole thing disappears. Half the hours people drive past your house are after sunset for a good part of the year, and there is nothing to see.Put together, none of this is exotic. What it requires is treating the evening view as something worth planning, which is the part almost everybody skips. The houses that stand out after dark are almost always the ones where somebody thought about it.
The elements that carry at a distance
At road distance detail is gone. What carries is the outline and a couple of features. The list is short: the outline, the entrance, and one feature worth looking at. A lit roof edge gives the house a shape. A lit entry tells you where the front of the house is. An accent or two stops it reading as a facade.
Not the holiday one
The purchase conversation is usually about holidays. What gets the hours is warm white. Warm white reads as intentional rather than festive. That is the setting that changes how the house reads every night of the year, and buyers rarely ask about it before the install.
The thing that separates good from cheap
Nothing cheapens a facade faster than mismatched light color. A cool blue porch light beside amber landscape lighting reads as unplanned. Getting every source on the same warm temperature does more for the look than adding fixtures does.
Curb appeal for a building
A commercial property gets the same fast read from passing traffic. A well lit facade says the business is open and cared for. An unlit one is easy to drive past.
Beyond the front elevation
Curb appeal plans stop at the front. But a house on a corner has two front elevations whether you planned for it or not, and most people see a house from an angle, not head on. A run that stops abruptly at the corner is obvious from that angle. Carrying the line around the corner even a short distance solves it, and it belongs in the plan from the start.
The front door is worth more than any other single fixture
The single highest value target is the entrance, by a wide margin. The door is where the eye goes, and lighting it organizes everything else. It is also the part that earns its place functionally too, because people actually walk there in the dark.
